RESERVATIONS:
A 30% deposit is required within seven (7) days to confirm a reservation. Reservations are not considered confirmed until the deposit is received.
A confirmation letter is sent to you upon receipt of the required deposit.

FINAL PAYMENT: The balance of your payment is due sixty (60) days prior to your scheduled arrival date.

PAYMENTS:

CHRISTMAS/NEW YEAR:
A deposit of 50% 0f the total rental is required to secure a reservation. The balance is due ninety (90) days prior to arrival.
All deposits and payments are non-refundable for Christmas/New Year reservations cancelled. We can process a refund only if the villa is rebooked for the same dates.
All refunds are subject to a minimum 10% Service fee.

A ten (10) to fourteen (14) nights minimum rental is usually required at Christmas/New Year, however, some villas do accept seven (7) nights over this period, but, only when the Christmas reservation departs no later that December 27.

CANCELLATIONS:
All Cancellations and requests for changes to an existing reservation are required to be in writing.

If notice of cancellation is received more than sixty (60) days (ninety (90) Days for Christmas/New Year), prior to your scheduled arrival date - 10% of gross rental price is retained.
For cancellations received less than sixty (60) days (ninety (90) days for Christmas/New Year), prior to your scheduled arrival - the entire payment is non-refundable.

We can process a refund only if the villa is rebooked for the same dates.
All cancellations are subject to a minimum service charge of 10% of the gross rental.

GUESTS ARE THEREFORE URGED TO PURCHASE TRAVEL INSURANCE.

PLEASE NOTE: As all Villas are individually owned, policies and procedures may vary by Villa.

GENERAL: All villas on Jamaica include a maid and a cook, and in many cases, a gardener. Larger, luxury villas may also include butlers and other support staff.
Some Villas in Jamaica may require a refundable advance security/damage deposit. This deposit will be refunded promptly after your return if no damage occurs during your stay.
